Our Service
The legal process of buying and or selling a property is known as conveyancing. It is the process of legally transferring the ownership of a property from a seller to a buyer.
Our expert conveyancing team will help you through the process and make it as hassle and stress fee as we can.
What does it cost?
We have provided separate costings for the purchase, sale or re-mortgage of a property to ensure that these are as clear as possible. The fees quoted include charges for our legal representation and any other charges that are mandatory and that will need to be paid on your behalf during the process. There are also some advisory chares that do not always apply and we will provide tailored advice to you once we have been instructed.
Our legal fees - Purchase
We will:
- Ensure you are aware of the process, likely timescales and answer any questions you may have when instructing us;
- Comply fully with the Law Society’s Protocol for Conveyancing transactions;
- Consider all initial documents including the contract, property information form, fixtures and fittings forms, legal title and any other such documents required by the individual circumstances of the transactions;
- Prepare enquiries and consider and advise you upon the responses;
- Consider and advise you upon the search reports;
- Prepare a report on the property and discuss it with you if requested;
- Assist with the execution of the contract and transfer as well as any other documents that are required;
- Exchange and complete the transaction;
- Comply with all post completion requirements;
- Submit a Stamp Duty Land Tax return upon completion.

The above costs are for our fees only and all are subject to the disbursements on your matter.
Disbursements on a purchase
Please note that, subject to the relevant rules in operation at the time of your purchase and the value and nature of your purchase (i.e. whether you are a first time buyer or if you are purchasing a buy to let property), you may be required to pay Stamp Duty Land Tax on your purchase. This is not classified as a disbursement and we will advise you on your tax liability, if any, upon receipt of your instructions or specific enquiry.
Please note that our search and service providers often increase charges at little notice and so the disbursements quoted below are subject to change. We update this website as soon as possible following any such change.
Typically, the following searches are required for a purchase (all charges are inclusive of any VAT or insurance premium tax):

It may transpire through the course of your purchase that further searches are required, but this is not typically so and most of our purchase matters complete having undertaken only the searches listed above.

How much is Stamp Duty Land Tax or Land Transaction Tax?
If you buy a property or land over a certain price in England or Wales you have to pay either Stamp Duty Land Tax if the property is in England or Land Transaction Tax if it is in Wales.
The amount you pay depends on many factors including the purchase price and you can calculate the amount using either the Stamp Duty Land Tax Calculator or Calculate Land Transaction Tax | GOV.WALES
Each case is different.
How long does it take?
It depends on many factors such as how many parties there are in any chain, how many enquiries need to be raised, how quickly the other solicitor responds to us and how quickly the parties provide instructions.
On average the process takes between 8 and 16 weeks to complete; the final registration is reliant on current HM Land Registration waiting times but this will not impact your moving in date.
What are the main stages involved?
Once you have had your offer accepted and have instructed us we will send you our paperwork for you to formally instruct us. We will also have to comply with several regulatory requirements which apply when we are instructed in a property transaction like anti-money laundering checks.
The seller will prepare a contract which includes the price, legal details about the property and any other relevant issues. We will undertake thorough searches on the property (if required) through the local authority and also verify the seller’s ownership of the property before asking you to sign it.
We would advise you on any documents provided by your lender if you are buying with a mortgage.
Exchange of contracts
Once you and the seller are happy to agree to proceed, you will sign the contract and we will arrange to pay the deposit to the seller and comply with our requirements. The deposit is often 10% of the purchase price.
Before completion
We will check all the legal documents and produce a transfer legally transferring ownership to you for transferring the property and allowing us to register this and any legal charge post completion. We will also complete final Land Registry and bankruptcy searches to protect your position.
Completion
We will continue to oversee the process during the completion stage to make sure things progress as smoothly as possible and confirm to you when your purchase is complete and how you can collect the keys.
After completion
We will file and pay any tax return for Stamp Duty Land Tax or Land Transaction Tax and register your legal ownership with the Land Registry.

Re-mortgages
We charge £500 plus VAT for acting on a re-mortgage.
Our disbursements are limited to the Land Registry searches of £3 per document (there is no VAT on Land Registry charges) and typically the total cost of these is between £6-£15 depending on how many documents are registered and whether the property being re-mortgaged is freehold or leasehold. Most lenders normally permit the purchase of no search insurance rather than undertaking new searches and this costs, inclusive of insurance premium tax.

No-search insurance
It will usually be necessary to purchase no search insurance in a re-mortgage but the cost of this will differ per transaction.

We will also have to comply with several regulatory requirements which apply when we are instructed in a property transaction like property fraudn and anti-money laundering checks.
We will prepare a contract which includes the price, legal details about the property and any other relevant issues. We will guide you on how to complete the necessary paperwork which discloses relevant information at the property to the buyer before sending it to them.
We will obtain a redemption figure from your lender, if any, at the appropriate time.
Exchange of contracts
Once you and the buyerr are happy to agree to proceed, you will sign the contract and we will receive payment of the deposit on your behalf. The deposit is often 10% of the sale price.
Before completion
We will check all the legal documents and advise you upon a transfer legally transferring ownership to the buyer for transferring the property at completion.
Completion
We will continue to oversee the process during the completion stage to make sure things progress as smoothly as possible and confirm to you when your sale is complete.
After completion
We will provide all necessary paperwork to the buyer.
Our legal fees - Re-mortgage
To assist you with your re-mortgage, we will:
- Ensure you are aware of the process, likely timescales and answer any questions you may have when instructing us;
- Consider your existing and new lender’s requirements and advise you upon the same;
- Comply with all relevant requests and processes;
- Assist you with the execution of the documents;
- Redeem any existing charges against the property and register the new charge; and
- Deal with any post completion requirements and papers.

How long does it take?
It depends on many factors but typically the process takes between 4 and 6 weeks subject to us receiving instructions and if any searches or additional documents are required.
What are the main stages involved?
Once we have received your instructions we will obtain your title deeds (if unregistered) and contact your existing lender for an initial redemption statement (if you have current borrowing against the property).
Before completion
Where appropriate we will review the deeds and obtain a mortgage redemption statement from your existing lender. We will review your new mortgage offer and, if we are instructed by the new lender, report to them in compliance with the UK Finance Handbook.
Completion
Prior to completion we will obtain an up to date redemption statement from your existing lender and redeem the mortgage.
After completion
We will submit an application to HM Land Registry to remove the existing charge and register the new one, report to you once the matter is concluded.
